Investment Profile 2022

Our investment profile is established in December each year for the following year. Our investment criteria for 2022 are as follows:

  • Smaller industrial properties, R4 to R20 million. Preferably single tenanted (maybe 2 or 3 tenants as a maximum). These properties must have a simple layout with a market related office to factory / warehouse ratio. They must be let at or around market (or below of course). For these properties we have no minimum lease term. The properties must however be tenanted.
  • Any single tenanted retail, offices or industrial properties with longer leases, not shorter than 7 years up to a capital value of R40 million.
  • Any single tenanted retail, office or industrial properties with long leases, not shorter than 9 years. No maximum but we usually don’t like properties in excess of R300 million.

We have a variety of tenant incentives that we can offer to create our investment profile for single tenanted properties with shorter leases. It may therefore be possible to extend leases to match our investment criteria by offering the tenant incentives.
